After 100 years,
alongside a beautiful
1920s bungalow sat a
salvaged farm garage
ravaged by time
and elements. Dual
Purpose Construction
was enlisted to create a period-detailed
Accessory Dwelling Unit (ADU) in its place
to accommodate additional storage, his-
and-her workshops, and a modern one
bedroom apartment for rental income.
To maintain the period look and feel
of the property, details such as enclosed
beaded soffits, band
boards, wood
windows and doors,
cedar lap siding, TG
porch decking, and period porch railings
were incorporated from the main house.
From the street, windowed carriage
doors lead to his hideaway – a compact
wood-working shop. Large glass doors
lead to her light-filled artist’s hideaway
with a tile- walled full bathroom, cork
flooring, period cabinets, tile-countered
refreshment center and mirrored closet
doors to create the perfect creative oasis.
The upper level features an inviting,
open and bright 465 square-foot
apartment with two decks and large glass
doors. To maximize space, the cabinets
and built-ins with concrete countertops
flow from the kitchen to living area.
The cork flooring throughout unifies
the rooms. Utilizing a barrier free-tiled
bath enabled ample bathing space. With
views west out the rear glass doors and
private deck, the private bedroom enjoys
a large closet with washer and dryer – all
producing a great rental.
While maintaining the stylistic elements
of the 1920s, this compact, highly
insulated structure includes many high
efficiency features, including a mini heat
pump and on-demand water heater.
With keeping a careful stewardship on
the budget, and the City of Portland’s
reduction of fees for ADUs through July of
2013, the budget was maintained.
