If you are looking to
make space changes,
surface upgrades, a
kitchen or a bath then
this home is a must
see on the tour this
year.
In the neighborhood between Southwest
Portland and Mountain Park there are many
great areas and homes. Our clients had
considered moving at various times.
That said, they knew they would miss
their wooded location, privacy and great
nearby schools. They contacted us to help
them transform the home so it would
better fit their modern family size and
lifestyle — two adults and two teenage
daughters.
The main floor was broken up by
various separate rooms. It was a late, last-
century floor plan. The first goal was to
remove the walls for a new, open floor plan.
We did this by holding up the bulk of the
second floor with a hidden steel beam.
The next change was to delete the
sunken living room, because with the
removal of the walls we wanted the new
spaces to flow together. So, we raised that
area to match all the existing floor heights.
We then moved the kitchen out toward
the backyard deck overlooking the trees.
This allowed for a better interface
with outside.
The kitchen was enlarged
with a great L-shaped island.
This new hub for the home
and is now in the best place
to interact with the adjoining
areas. The cherry
cabinets, black granite
countertops and glass
tiles are a fresh new
look for this home.
The existing
bathroom was
also relocated
to be in the new
combination utility
area/office space. This got it away from a
problem area directly inside the old living
room.
Additional components are new
hardwood flooring throughout to ease
the flow from space to space. Also new is
the relocation of a modern fireplace with
stonework surround and new built-in
matching cabinetry.
This is a great project to see the full range
of remodeling projects anyone might
consider. Whether it is space changes,

tour home has it all.
